Sales Manager - Property Developer

Our client is seeking a Sales Manager - Property Developer to join their team!What youll be doing?
  • Create sales materials: Develop and manage sales brochures and legal documents, ensuring full compliance with the Residential Properties (First-hand Sales) Ordinance.

  • Conduct market research: Analyze pricing and market trends to optimize project profitability and inform sales planning strategies.

  • Manage sales documentation: Review and prepare essential sales documents, including tenders, price lists, and various conveyancing materials.

  • Build industry partnerships: Foster strong relationships with leading property agencies, organizing project previews and briefings to enhance collaboration.

  • Provide excellent customer service: Serve as the main point of contact for potential clients and property agents, addressing inquiries with professionalism and care.

  • Oversee project presentations: Manage the design of show flats and coordinate logistics for sales offices and client handover processes.

  • Lead sales operations: Guide a dynamic sales team through flat handovers, defect rectifications, and post-sale services.

  • Collaborate across departments: Work closely with architects, legal teams, and consultants to align sales strategies with project development goals.

  • Manage administrative processes: Oversee OA system document processing and payment approvals.

  • Stay market-informed: Conduct residential market research, tracking trends and competitor movements to inform strategic decisions.

  • Report to management: Provide regular updates to senior management on sales performance, policy updates, and market shifts.

Who are they looking for?
  • Educational background: A Bachelors degree or higher in a relevant field.

  • Industry experience: Over 8 years of experience in a middle management role within real estate sales, preferably with large local developers or renowned real estate firms in Hong Kong.

  • Regulatory knowledge: In-depth understanding of the Residential Properties (First-hand Sales) Ordinance and related regulations, along with knowledge of the real estate development cycle and sales processes.

  • Analytical skills: Ability to independently prepare sales analysis reports and project proposals.

  • Market understanding: Strong grasp of the residential market, including current trends and movements.

  • Technical proficiency: Skilled in data analysis tools such as Excel to support pricing strategies and sales plans.

  • Communication skills: Excellent written and verbal communication in both Chinese (Cantonese & Putonghua) and English, essential for interacting with diverse stakeholders.

  • Interpersonal abilities: Exceptional cross-departmental coordination skills and strong interpersonal abilities.

  • Personal qualities: Self-motivated, with strong negotiation and organizational skills, and a proactive attitude.

  • Customer focus: Detail-oriented and committed to integrity in all customer interactions.

  • Adaptability: Ability to thrive in a high-pressure environment while maintaining efficiency.

  • Flexibility: Willingness to work on weekends and public holidays as necessary, with 8 rest days provided per month.
